If Sealcoat Is Makeup on Asphalt, BioBlack AR Is a Moisturizer

I’ve been walking commercial lots with facility managers, and the conversation almost always opens the same way. They point at the ugly gray and then they ask what it will take to make the lot look new again. What they are really asking, though almost nobody says it out loud, is: If I use a sealcoat how much longer can I hold off on re-paving the lot?

Here is the thing I wish more people in our industry understood: the reason facility managers kept choosing sealcoat was because there weren’t other viable options. Even rejuvenation has been around for decades and the chemistry has been sound for just as long. The reason sealcoat kept winning was much simpler than that, and it has almost nothing to do with performance.

It is that rejuvenated asphalt did not look rejuvenated.

Most rejuvenators go on clear or amber. They penetrate, they restore the binder, they genuinely extend the life of the asphalt. And when the crew packs up and drives away, the lot looks more or less exactly the way it looked that morning. 

Now put yourself in the position of the facility manager who approved that expenditure. She has to walk her regional director across a surface that still reads just as weathered and explain that the money went into something customers cannot see. Sealcoat, whatever its limitations, at least produced a photograph. So the cycle continued: seal, fade, seal again, and the binder underneath kept aging on its own schedule the entire time.

That is the tradeoff this category lived with for a generation. You could have the chemistry or you could have the finish. Choosing the finish felt like the safer career decision, and I do not blame a single person who made it.

The way I explain the difference now is that sealcoat is makeup on asphalt, and our product BioBlack AR is a moisturizer. Makeup sits on the surface. It covers what is underneath, it looks right for a while, and it wears off exactly when you need it most. A moisturizer goes in and changes the condition of the thing it treats. One covers the problem. The other solves it.

To see why that matters, it helps to know how asphalt actually fails. Asphalt is aggregate held together by a binder, and when it is new that binder is flexible enough to absorb the weight of a turning delivery truck without fracturing. UV exposure and oxidation gradually strip out the components that give the binder that flexibility. It stiffens. It starts cracking under loads it used to shrug off. Aggregate works loose at the surface, which is raveling. Water finds the cracks and accelerates everything from below. A chemistry problem quietly becomes a structural one, usually years before anyone looks at the lot and thinks it needs attention.

Sealcoat reaches none of that. It forms a film on top and shields the surface from some UV and abrasion, which has real value. But the binder underneath ages on its original timeline, and the film itself scrubs away in the drive lanes and turn paths within a few years. This is why a facility manager can seal faithfully for a decade and still end up holding the repaving quote she was trying to avoid. The surface looked maintained. The asphalt was not.

BioBlack AR penetrates. It works into the asphalt and restores the binder chemistry that oxidation took out, which is what makes the results measurable rather than cosmetic. It adds up to five to seven years of life. It reduces raveling by up to 85 percent, with documented reductions of 50 percent or more inside two years. It improves PCI score by up to 30 points. It is FAA P-632 performance compliant with a friction value above 50, DFT-tested at 24 and 96 hours, which is why it holds up on airfields and not only on retail lots.

And it solves the problem that kept this category from breaking through.
